I would like to give a personal recommendation for Denary Quantity Surveying.
We have never built a house before and when we decided to build, we could not find a volume builder that built a house that we wanted, so we developed our own plans. The next problem was negotiating with builders to find one who would build the house we wanted for a fair and reasonable price. Not being involved in the building industry, we didn't know what a reasonable price would be for our house. We knew roughly what volume builders would charge for building a house of the same size, with the same kind of features, but we were aware that custom building would be significantly more expensive than this. We got some promising feedback from builders who later fobbed us off with being too busy, before giving us an actual quote on the price to build. We also got some unexpected massive quotes from other builders who would not provide detail of what caused the high estimate, other than our "difficult" requirements. They wouldn't elaborate on what it was about our plans that was difficult, unless we agreed to pay them some money to work with them on our plans. We would be tied into working with them then, which did not appeal to us.
We approached Denary Quantity Surveying to get an impartial budget estimate, based on our plans.
We were extremely impressed with the level of detail provided in our budget estimate. It clearly showed us the breakdown of expected costs for each and every component in the construction of our house; even to the level of pricing the cost for waterproofing under tiling in wet areas. It has given us a very effective tool for leverage with builders we approach with our plans. It also showed us areas that were more expensive to construct than we expected, so showed us where to focus our energy to enable us to contain our costs.
The turnaround time from my initial request through their website to receiving the estimate in my inbox was only 14 business days. This included requests for our plans to be able to quote the cost to provide the budget estimate, requests for additional information relating to the site, my time to respond, accepting the quote and providing the necessary information and also, we made revisions and sent a copy of our updated plans. Full marks for customer service and exceeding customer expectations.
I have no hesitation in recommending Denary Quantity Surveying. Money well spent. I wish I had found them sooner.
